What does Torrens actually do?

It runs your whole buying campaign, not one-off calculations. Add the candidates on your shortlist, and Torrens works out each one’s upfront costs (transfer duty, fees, LMI, adjustments) and ongoing costs (repayments, rates, strata, insurance and more) under one shared set of assumptions, so the comparison is like-for-like. Every figure can be tapped to show exactly how it was calculated.

Does Torrens tell me what to buy?

No. Torrens is general information only — it is not financial, tax, or legal advice. It reports arithmetic: what a configuration costs, and whether it passes or fails thresholds you define (like a maximum weekly out-of-pocket or an interest-rate ceiling). The verdicts are your own criteria applied to the numbers, never the app’s opinion of a property.

Where do the stamp duty figures come from?

From versioned rate tables that carry their source URLs, effective dates, and verification dates for all eight Australian states and territories. The tables are tested against each State Revenue Office’s own calculator, and the app shows the verified scenario counts. Tap any duty figure to see the formula, inputs, and the rates version behind it — and every default is editable.

Is my financial data private?

Yes. Torrens has no servers, no accounts, no analytics, and no third-party SDKs. Your campaigns stay on your device and, if you enable it, in your own private iCloud — they are never sent to Aphelion. The App Store privacy label is “Data Not Collected”. See the Privacy Policy for details.

What’s free and what’s paid?

The free tier includes one campaign and three candidates with the full engine — the maths is never crippled or gated. A one-time A$49.99 unlock adds unlimited campaigns and candidates plus PDF export. There is no subscription, and updated rate tables for new financial years arrive free in app updates.

Can my partner and I both use it?

Yes — Family Sharing is enabled, so one purchase covers both phones. A campaign can be exported as a .torrens file and opened on the other device, and each device syncs to its owner’s own private iCloud.

Why won’t a candidate compute, with a banner about rates?

That’s deliberate. If a candidate’s contract date falls in a financial year whose rate tables haven’t been verified and released yet, Torrens refuses to compute on the wrong year’s tables and says so, rather than silently showing a wrong number. The banner points to the app update that adds those rates once they’re available.

Is the LMI figure exact?

No — and no app can make it exact. Lenders mortgage insurance premiums are set by insurers and lenders and are not published exactly, so Torrens shows a clearly labelled banded estimate with its tolerance. You can override it with your lender’s actual quote at any time.

Does Torrens tell me how much I can borrow?

No. Borrowing power depends on lender policy that isn’t public, so Torrens never estimates it. Your pre-approval amount is an input you enter — your broker or lender is the right source for that number.
